The Project
Casa Roca
Casa Roca is a residential complex of three four-storey boutique buildings in Dragalevtsi, built in two construction phases. Each building holds 16 apartments across two entrances — just two homes per floor and eight per entrance, 48 apartments in total.
All homes have wide, bright south-facing living rooms with a frontage of at least 8.5 metres and panoramic views of Sofia and Vitosha Mountain. The ground-level apartments come with adjoining private gardens, while the complex offers two richly landscaped inner courtyards between the three buildings and a children’s playground. The low common-area share (9.5%) and the quality windows and insulation system give the buildings excellent energy-efficiency performance, with an individual air-conditioning and gas installation for every home.
Completed in 2021 in the spirit of what Avaton has been doing since 2017 — proportion, natural light and quiet, with attention to detail and no decorative excess.

Casa Roca is located in Dragalevtsi — a calm, green district at the foot of Vitosha, on a quiet low-rise street with fast transport links to the city centre and the Ring Road. The Britanica private kindergarten and school is 100 m away, with four kindergartens and three schools within a kilometre. Nearby are the Tsarsko Selo sports and spa complex, restaurants and cafés, Fantastico and Lidl, small grocery shops, hospitals and pharmacies, with quick access to Paradise Mall and Ring Mall.
